Buildings that have elevators must conform to the latest codes as required by the state laws. One of the most common requirements is the Annual Safety Test and the 5 year Safety Test requirements. What building management needs to know is it is never a good practice to have your elevator service maintenance company provide the inspector for the buildings elevator systems. This is arguably a conflict of interest. Most elevator inspectors have a business relationship with the elevator service companies and get their leads directly from the elevator companies. That being said, the inspectors are then in a position of needing to keep the elevator companies happy so they can continue to receive the leads from the elevator companies. If the inspectors really do their job they must and do have a moral obligation to site all code violations without the need to overlook some violations just to keep the elevator companies happy. This in my opinion is a conflict of interest and is not proper. Although it is not illegal it simply is not the proper way to enforce elevator safety. We believe that an unbiased opinion is the proper way to receive true safety inspections. When we are the inspectors of your elevators there is no reason to overlook any violation the elevator company should address because we have no ties to that company.
